Rental Qualifications

 

Below are the mandatory qualifications.

Not able to remedy. 

  • No evictions within the last 15 years
  • No felony convictions within the last 25 years
  • No sex offender convictions
  • Income greater than 2x the rent
  • Credit score above 580
  • No money judgments or collections in the past 4 years
  • All past money judgements or collections need to be on a payment plan 
  • No bankruptcies in the past 2 years
  • A complete application with income verification, IDs, and credit/background report submitted
  • All application information submitted needs to be 100% truthful.  Omitting information is to be considered untruthful 

Below are the secondary qualifications.  

If only 1 is not met, it may be an option to be remedied by a cosigner and/or higher security deposit. 

  • Income 3x the rent
  • 6 month job history at current job with most recent paystubs or new job with proof of acceptance letter and prior work history
  • All past money judgments or collections need to be paid off in full (medical is not necessarily included)
  • No bankruptcies in past 5 years
  • Good past rental history with landlord references or ownership for 2 years
  • Credit score above 670

 

Cosigner requirements. 

All of the above requirements need to be met in addition to below.

  • Credit score above 720
  • Income above 3x the rent after rent or mortgage is paid






These are the general rental requirements for McHugh Rentals & Investments LLC.  Some properties may have varying requirements depending on what the owner and/or investor group sets.
